With nearly five decades of progressive construction, general contracting and development experience, Gary F. Gardner, Inc., and our best-in-class team are eager to establish and maintain successful partnerships with industry leading Developers here in our home state of New Jersey.

Since 1976 Gary F. Gardner’s uncompromising emphasis on sustainability and craftsmanship extends to the members of our development team and sub-contractors alike. There is an understanding in the industry that our expectations be exceeded on each project. We ensure only the most durable materials are selected and installed to preserve the units for decades to come. 

 Our strategy over the last 50 years has been to cultivate and maintain relationships with our trusted and valued partners within the engineering, architecture, environmental, construction, financing, and political arenas. Our teams are hand selected and based on our strategic partnerships with each ranging from 10 to 25 years. This comprehensive team approach allows us to leverage strategies from each of the industry experts to ensure a rewarding experience for our clients and residents thereof.

Under the direction of Our President, Gary Gardner, and our VP’s of up to 40 years, Gardner Inc. is comprised of Sr. Project Managers, Superintendents, Carpenters, and Finance Professionals with an average tenure of 20 years, with many exceeding 30-40 years of service. All our construction industry professionals often collaborate with key players, owners, and members of the development team several months before a project begins. During this time, we determine areas of opportunity and attempt to mitigate any potential risks associated with the project. In addition, we explore financing efforts, self-performance opportunities and conduct continued negotiations with subcontractors to identify any potential for funds to be allocated towards additional needs that may have otherwise been outside of the budget.

We are thrilled to bring our expertise, operational ability, and financial capabilities to the table. What Developers Say About Us

Housing Authority of the City of Vineland

The Vineland Housing Authority has contracted with Gary F. Gardner, Inc., for various projects at the Authority’s two (2) high-rises in the City of Vineland.

These projects were for interior and exterior repairs that were complicated in nature and required the coordination of transferring residents from their units during the construction process.

Projects of this nature are bound to experience difficulties, but the Gardner team worked along with the housing authority team to make this project successful.

The Authority is pleased with the quality of the construction and the professionalism of the Gardner crew.

The Ocean City Housing Authority

The Ocean City Housing Authority has completed a thirty-two (32) unit building in the City of Ocean City with builder Gary F. Gardner, Inc.

This project replaced a Public Housing project that was converted to a Rental Assistance Demonstration project, which required the relocation of residents. 

The Gardner group stayed on pace with the project timeline even during the pandemic. The project was completed in August 2021.

The Authority is pleased with the quality of the construction and the professionalism of the crew.

 

Volunteers of America Delaware Valley

VOADV enthusiastically support GFG, a well-respected developer and general contracting firm that builds and maintains high quality affordable developments in New Jersey and the tri-state area that are delivered on time and within budget. Since 2015, we have partnered with GFG to build and renovate over 600 units of affordable housing in New Jersey. GFG is well-versed in affordable housing and utilizing financial products such as Low Income Housing Tax Credits, New Jersey Housing Mortgage and Finance Ageney grants and mortgage products, HOME/CDBG requirements and RAD conversions to bring develops to fruition.

Hudson Valley Property Group, LLC

GFG worked with us on a 221 apartment rehab project located in East Orange, NJ. The project scope includes unit renovation, ADA apartment conversion, common areas and corridor upgrades, boiler replacement and many other major infrastructure, exterior and interior upgrades. The GFG project management team was a pleasure to work with and the field management team was on top of the work in progress, field coordination with the management team and had a good handle of any issues. This particular project was challenging in terms of large scope of work, nature of the neighborhood, keeping existing buildings operational and many other logistical challenges. Through it all, the GFG team has performed as expected and with professionalism.
